1. / SERVICE DESCRIPTION

Our company advertises two types of proposals for housing, a portion of the establishments Hoteliers and on the other hand, the private owners of Tourist Vacation properties. Likewise our company publishes other proposals for additional tourist services offered by third parties. Mr.Sunshine provides an information service for users, according to their criteria, obtaining various proposals for housing and other services through information generated by our website. Mr.Sunshine is not a real estate agency.

2.- ACCEPTANCE OF BOOKING REQUEST AND FINAL CONFIRMATION

Our company will try the best to provide an availability of accommodations as accurate as possible. Should this availability changed in the course of a booking request, Mr.Sunshine will not be liable in any way and will offer other alternatives still available. Any request for reserving accommodation and other services through our web site, will be subject to acceptance of these "General Service Conditions" and "General Terms & Conditions". Equally there will be a full acceptance of the paragraphs included in the section "Terms & bookings procedure" in our website Before sending the notice of confirmation, our company will be able to generate an e-mail informing the users of the receipt of their reservation request. This email is not, in any way, the notice of confirmation. The acceptance of the reservation request is for the process of receiving payment by bank transfer. The users will receive a final confirmation via email formalizing their reservation acceptance, once confirmed as the required deposit and reads under the heading "Terms & Bookings procedure," in our website.

3- PRICES

All prices include VAT, local taxes and service fees Price of the booking service is the down-payment indicated in each lodging proposal it has to be paid, and money has to be received by our Company for the User to receive the final confirmation.

4.- PAYMENTS

The payment terms are described in each lodging or additional services proposal as well as in our website section: "Terms & bookings procedure" Hotels and Additional Services One unique payment specified in the lodging or additional service proposal, as a deposit guarantee of services reserved. Private Tourist Vacation properties First Payment specified in the Lodging Proposal, as a Booking fee for the Services of our Company, shall be paid in advance through bank transfer. Upon receipt of above mentioned First Payment, and checking of the availability of the lodging, our Company shall immediately book the accommodation on behalf of User. The second Payment specified in the Lodging Proposal is the rental, shall be paid in cash to the owner by user, upon delivery to User of the keys to the Dwelling House, and signature of the rental contract and bond. Finally at same time user must pay to the owner a specified bond (security deposit) which as well has been described in each lodging proposal at our website.

5.- CANCELLATION POLICY (BY USERS)

The cancellations terms are described in each lodging or additional services proposal as well as in our website section: "Terms & bookings procedure"

6.- CANCELLATION POLICY (BY OUR COMPANY)

Our Company reserves the right to cancel - in whole or in part - the aforesaid reservation due to acts of the owners, Hotels, third parts and suppliers, or force majeure, with prior written notice to User. In the event of cancellation by our Company, pursuant to provisions of paragraph herein, our Company shall reimburse to User 100% (one hundred percent) of reservation pre-payment done for the lodging or additional service. Mr. Sunshine shall not be liable for any damages, losses, lost profits, direct or indirect costs, arising from such cancellation.

7.- USE OF PRIVATE TOURIST VACATION PROPERTIES

The accommodation shall be used for individuals and business travellers as a holiday rental, the Accommodation should never be used for commercial activities without prior written acceptance of the User. Therefore, the User declares that he/she is leasing the Accommodation for the purpose of spending his/her holidays, under no circumstances shall the Accommodation leased under the terms of the contract hereof be used on a habitual residential basis

8 - CONDITION AND MAINTENANCE OF THE PRIVATE TOURIST VACATION PROPERTY

User shall keep and maintain the premises in good condition throughout the term of this lease, freely agreed upon by the Parties hereto, and he/she covenants to pay to the Owner present market prices in case of any damage or loss to said Accommodation, caused either by User or by any other persons living in said Accommodation.

9.- BEHAVIOUR RULES AT PRIVATE TOURISTIC VACATION PROPERTIES

The User signing the rental contract with the owner will be liable for the correct and decent behaviour of all the persons accompanying him/her. Should that person, or any of the person accompanying him/her not behave in a suitable and responsible way, the Owner shall be entitled to request the User and the persons accompanying him/her to leave the apartment without the right for the later to claim any type of compensation. Smoke is not allowed without permission. Ecology, energy savings: Help saving energy: if you leave the apartment for a while, please make sure that all lights are turned off as well as the air-conditioning and heating.

10.- CONTRACT TERMS

These general and specific conditions shall be effective and accepted by users on-line as from the date of the first booking request.

11.- ASSIGNMENT OF THE RESERVATION

Each reservation requested and mentioned here is assigned to the user, and shall therefore be non-transferable, either in whole or in part, to any other person.

12.- INDEMNIFICATION

User holds property owner or representative exempt from any liability arising from any damage or injury that may occur to User and/or guests of User and their collective belongings originated by fixtures and/or structures of the Dwelling House and/or the utilities supplied to the property. Equally, Mr.Sunshine will be exempted from any responsibility on this regard Mr. Sunshine will be exempt from liability respect to any damage or injury that may be cause to the users, for action or services from third parties and / or service providers contracted through our website. We must emphasize, in all services provided by third parties should exist for insurance to cover possible contingencies. The service supplier will be the only responsible on this matter.

13.- TERMINATION IN ADVANCE

In the event that the user ends the contract rent in advance, with no breach from Mr. Sunshine, the user shall not be entitled to any reimbursement of the price or any other expenses paid.
